Level 1 Building Surveys


Previously known as ‘Condition Reports’ a level 1 survey is the most basic form of survey.

  • More Information

    Using the RICS ‘traffic light’ ratings, we will survey every element of the building providing plenty of images for each item to provide clarity for clients. This type of survey is commonly used before entering into lease agreements with landlords, as it provides a clear and basic report of the property’s existing condition prior to your lease starting. This provides a reference in the future for any claims aimed towards you regarding the property’s poor condition.

Level 2 Building Surveys


Often referred to as a ‘Home Buyers Report’ a level 2 survey is the most common form of building survey when purchasing a property. Choose this report if you need more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition. 

  • What's Included?
    • All the features in the Level 1 Report.
    • A list of problems that the surveyor considers may affect the property.
    • Advice on repairs and ongoing maintenance.
    • Issues that need to be investigated to prevent serious damage or dangerous conditions.
    • Legal issues that need to be addressed before completing your purchase. 
    • Information on location, local environment, and the recorded energy efficiency (where available)

Level 3 Building Surveys


Choose the Level 3 survey (formerly called a building survey) if you’re dealing with a large, older, or run-down property, a building that is unusual or altered, or if you’re planning major works. It is more thorough than the other RICS reports because it gives detailed information about the structure and fabric of the property.

  • What's Included?

    The RICS Building Survey uses the same traffic light ratings as the Level 1 & Level 2 Reports. 


    It also includes:


    • A more thorough inspection and detailed report on a wider range of issues.
    • A description of visible defects and potential problems caused by hidden flaws.
    • An outline of repair options and the likely consequences of inactivity.
    • Advice for your legal advisers and details of serious risks and dangerous conditions.

    The RICS Building Survey does not include a valuation.


    Our surveyor may be able to provide an estimate of costs for identified repairs if agreed with you in advance.

Planning Applications


From single storey extensions through to larger scale blocks of flats, we can provide modern planning drawings to suit your requirements. Our free consultations are a great way to gauge our customers’ requirements and provide them with a free no obligation quotation. Upon instruction, one of our team will come back to your property and undertake a measured survey using extremely accurate laser technology. This allows us to prepare plans for your existing property, which we can then adapt to provide your new proposed plans.

Building Regulations


Following planning being granted, you will require building regulation drawings. These detailed drawings ensure your project is delivered to the necessary standards. Como will not only provide you with these drawings, but we also provide building regulation specifications. The specification is to be read in conjunction with the drawings and provides further clarity on materials specifications and details. Our knowledge of building regulations spans across all sectors, from conservatories to shopping centres and everything in between. We can tailor your plans to ensure all relevant regulations are achieved in a painless manner, we also work closely with several approved inspectors who we have built a relationship of trust with over the years.
